Duct Leakage Requirements in Avon

Avon follows the base energy code, which requires testing for ducts located outside the conditioned space at 4.0 CFM25 per 100 square feet. Our raters measure your ductwork in CFM25 and document a clear pass against the 4 CFM25 per 100 sq ft limit.

How Duct Leakage Testing Works in Avon

Conditioned spaceAirhandlerDuct blaster25 Pa

A duct blaster seals off your HVAC system and pressurizes it to 25 Pascals. The airflow needed to hold that pressure is your leakage rate in CFM25 — the lower the number, the tighter the ducts.

1. Seal registers
Cover every supply and return grille so the ducts form a closed system.
2. Connect duct blaster
Attach the calibrated fan to the return or air handler.
3. Pressurize to 25 Pa
Run the fan until the ductwork holds 25 Pascals.
4. Read CFM25
Record the airflow needed to hold pressure — your leakage rate.
5. Seal & verify
Fix any failing seams, then retest to confirm compliance.

Common Sources of Duct Leakage We Check in Avon

Most duct leakage comes from a short list of predictable weak points. Knowing where to look is what turns a CFM25 number into a fixable list of locations.

Boot & register connections

The joint where a duct boot meets the drywall is the single most common leak point — often left unsealed behind the register grille.

Plenum & air-handler seams

Sheet-metal plenums and the cabinet of the air handler leak at seams and access panels unless mastic-sealed.

Disconnected flex runs

Flexible ducts can pull loose at collars or get crushed above insulation, dumping conditioned air into the attic.

Panned-joist returns

Return cavities framed from floor joists or wall studs are notoriously leaky and can draw in unconditioned air.

Building-cavity returns

Using framing cavities as return ducts pulls air from attics, garages, or crawlspaces instead of living space.

Trunk-line joints

Long supply trunks flex and separate at joints over time, especially where they were only taped rather than sealed with mastic.

Why Tight Ducts Keep Heat In Your Avon Home

Unconditioned atticLiving spaceCrawlspaceleaks

Ductwork is the delivery system for every dollar of heating and cooling in a Avon home. If it leaks, that conditioned air is lost before it ever reaches a living space.

Once the ducts test tight, the heat you pay for stays in the living space, the system cycles less, and utility bills settle down.

Less wasted air
DOE estimates 20–30% of conditioned air is lost to duct leaks.
Lower heating load
Sealed ducts cut run time and ease strain on the system.
Steadier comfort
Rooms hold temperature instead of running hot and cold.

  • ✓The test method used (rough-in or post-construction) per ANSI/RESNET/ICC 380

Best Fit for Projects Like

  • Builders who need a fast, permit-ready duct test scheduled around drywall
  • Additions in Avon where new HVAC ducts must comply with Section R403
  • Custom homes with complex duct runs that need verification before final inspection
  • Retest visits after sealing failing seams and boots to confirm compliance
  • Homes switching to a heat pump where duct tightness protects the new system's output

Duct Leakage Testing Avon MA Facts

  • Leakage-to-outside testing can be waived under Section 5.5.2 of ANSI/RESNET/ICC 380 when total duct leakage already meets the tighter threshold.
  • Leaky ducts drive up system runtime and quietly raise a home's HERS Index, working against energy-code compliance.
  • Leaky ducts running through an unconditioned attic or crawlspace can draw in dust, humidity, and allergens, degrading indoor air quality.
  • There are two testing points: a rough-in test before drywall and a post-construction test with the air handler installed, so leaks can be caught while they are still easy to reach.

Duct Leakage Testing for Avon Homes

Avon is on the Massachusetts base energy code: it has not adopted the Stretch Code and is not on the Specialized (Opt-In) Code list. That does not exempt anyone from duct testing. The base code, built on the 2021 IECC, also requires a total duct leakage test on every new ducted heating or cooling system, with a limit of 4.0 CFM25 per 100 sq ft of conditioned floor area. When the air handler and all ducts are inside conditioned space, the limit is 8.0 CFM25 per 100 sq ft, and the test is still required.

Avon's mid-century homes

According to Avon's Housing Production Plan (2019, revised 2020), about three-quarters of the town's homes are single-family detached houses, about 77% were built before 1969, and nearly a third went up in the 1950s alone. Adding central air or a ducted heat pump to a house of that era usually means running ducts through the attic or the basement. Those runs leak most at boot-to-drywall gaps, flex connections, trunk seams and air handler panels, and attic leaks send conditioned air straight outside.

When we test

We run a rough-in test after the ducts are sealed and before insulation and drywall, then a final test on the finished system. The final number goes into the HERS rating. Ducted heat pumps depend on steady airflow, so leaks cost comfort and raise the HERS score.

Avon permits

Avon's Building Department is at Town Hall, 65 East Main Street (508-588-0414), and all building applications go through the town's PermitEyes online system. National Grid provides electricity and Eversource provides natural gas, and both are Mass Save sponsors. Our nearest office is in Somerville at 519 Broadway.

Duct Leakage Testing Avon MA FAQ

Do additions and alterations need duct testing?
Under the 2025 Massachusetts Technical Guidance, HVAC ducts newly installed as part of an addition or alteration must comply with Section R403, which includes the applicable duct-tightness requirements.
What causes a duct system to fail the test?
Common culprits are unsealed boot-to-drywall connections, disconnected or crushed flex runs, leaky plenum seams, and panned-joist returns. We locate the leaks so they can be sealed and the system retested.
What documentation do I get after the test?
You receive the measured CFM25 result normalized per 100 square feet, a pass/fail against the code limit for Avon, and the report needed for your HERS rating and permit file.
When are ducts exempt from testing in Avon?
If the ducts and the air handler are located entirely within the conditioned space, a duct air-leakage test generally isn't required. Our Avon rater will confirm whether your layout qualifies before scheduling.
What's the difference between total leakage and leakage to outside?
Total leakage seals every register and measures all air escaping the ducts, inside and out. Leakage to outside pressurizes the building envelope at the same time so only the air lost to unconditioned space — attics, crawlspaces, garages — is counted.
How can I make sure my ducts pass the first time?
Keep ducts inside the conditioned space where possible, seal all seams and boots with mastic before insulation goes in, and schedule the test with your rater before drywall closes up the runs.
Does Avon require a duct leakage test without the Stretch Code?
Yes. Avon follows the Massachusetts base energy code, which also requires a total duct leakage test on new ducted systems, with a limit of 4.0 CFM25 per 100 sq ft (8.0 when all ducts are inside conditioned space).
How do I apply for a building permit in Avon?
Avon requires all building applications to be submitted through its PermitEyes online permitting system. The Building Department is at Town Hall, 65 East Main Street, 508-588-0414.

Duct Leakage Test Requirements for Avon Projects

Avon has not adopted the Stretch Code and is not on the Specialized Code list, so new homes follow the Massachusetts base energy code, which is built on the 2021 IECC. The testing requirements below come from 225 CMR 22.00 and the 2021 IECC it amends.

Massachusetts measures total duct leakage; "leakage to outside" is not a code option. Under the Massachusetts amendment to R403.3.5, the test must be done by a HERS Rater, HERS Rating Field Inspector or BPI Certified Professional, with a signed report to the Avon building department. Mechanical ventilation airflow must also be tested and verified by a HERS Rater under R403.6.3.

Duct Leakage Questions from Avon Builders

What is the duct leakage limit for a new home in Avon?

4.0 CFM25 of total leakage per 100 square feet of conditioned floor area, at rough-in or after construction. If the air handler is not installed at rough-in the limit is 3.0, and if every duct and the air handler are inside the thermal envelope the limit is 8.0.

Can leakage to outside be used instead of total leakage?

No. The Massachusetts code (225 CMR 22.00 R403.3.5) measures total duct leakage. Leakage-to-outside tests are used by some programs, but not for code compliance here.

Who can perform the duct test in Massachusetts?

A HERS Rater, a HERS Rating Field Inspector or a BPI Certified Professional, under the Massachusetts amendment to R403.3.5. The tester signs a written report for the code official.

Is a duct test required if all ducts are inside conditioned space?

Yes. Massachusetts follows the 2021 IECC, which still requires the test but allows up to 8.0 CFM25 per 100 square feet when the ducts and air handler are entirely inside the thermal envelope.

Rough-in or final: which test is better?

A rough-in test catches leaks while every joint is still reachable, so fixes are cheap. A post-construction test confirms the finished system. Many builders do both to avoid surprises at final.

How much does duct leakage testing cost in Avon?

Our duct testing is $350 for the first ducted system and $250 for each additional system at the same address. It can be done in the same visit as the blower door test and HERS inspection.
